Kayla Brandt and Paul Roberts are both paramedics who have been together for five years. Kayla worked hard to purchase her Silverdale home before she met Paul, but then two years ago, their careers required a relocation to the NSW Central Coast. They soon fell in love with the area and bought a block of land with plans to build. They also got engaged and planned to get married in February 2018, but with a house on the market and a building plans underway, their finances were too stretched to include a wedding.

The house was on the market for seven months, and they accepted an offer but it was withdrawn at the final hour. From there, the offers only got lower – and although they were accepted, all were withdrawn.

Looking forward to completing the build on their Central Coast dream home, Kayla and Paul need some help from Selling Houses Australia to shift their Silverdale burden and move on to their new life together.

Interior

The big change inside was to remove a wall in the living/dining area to create much better flow through the house. The new open-plan space allowed for a kitchen extension as well as a large combined lounge/dining room.

Duette Shades were the blinds of choice for the lounge, in a soft translucent Daisy White from the ever so beautiful Architella Elan range. The translucent opacity of the fabric permits subtle amounts of light to filter through to the living spaces while cutting out harsh sunlight, glare and nighttime lights, making the blinds extremely versatile at any time of day. Duette Architella Shades consists of double-cell construction, with 3 air pockets to help trap or block out cold air from entering and warm air inside the home from escaping. Up to 30% of total heat loss from a home occurs through uncovered windows, and one excellent solution to keeping your home warm in winter is with Duette Architella Shades - a fully-recessed, reveal-mounted shade in translucent fabric can reduce the heat transfer through your windows by 48%, while a blockout fabric can reduce it even further at 65%! What does this mean for you? Independent modelling has shown that this in turn can reduce an average home's heating costs by up to 43%, making Duette Shades an valuable investment when renovating or building a new home.

The majority of the other changes were cosmetic but made a huge impact. Removing the peach carpet throughout the house and replacing it with a laminate flooring in the living/dining and grey carpet in the bedrooms and second living room helps bring this 1980s home into the new century.

The dark interiors were brightened up by painting out the dark timber trims, installing better-placed downlights and Duette Shades that stack up nice and high into the window frame.

Again, Luxaflex Duette Shades were installed in the bedrooms, in a Blockout fabric, as a measure against glare in the mornings and for added insulation. The design of the blind allows cold air to be blocked out with its hollow air pockets, keeping rooms toasty and warm over winter months. The modern 'Sterling' colour was chosen by Shaynna to match with the new carpet and walls, using the greys, rather than having stark whites, to create a sense of warmth in the bedrooms. Although the unfurnished bedrooms were ordinary, life was injected to the spaces with pops of colour from the bed and lighting, patterns on the furniture, and the textures from the blinds and bedding.

The simple change of new carpet, fresh coat of paint, modern blinds and trims lifted the house from traditional to contemporary, and is a great starting point for any renovation or update.

Exterior

Small jobs out the front, like trimming the hedges, removing the balustrade along the patio, and painting the gutters and downpipes in white helped modernise the frontage.

Out the back, the patio had a revamp with new pavers, roofing panels, outdoor setting, and feature plants. And below the deck area, Charlie created a lush and verdant garden bed.

Perhaps most importantly, pool compliance was addressed by removing a tree and fixing the gaps in the fencing. After a visit from the pool cleaner, it was sparkling and ready for new owners.

The verdict

Kayla and Paul couldn't believe how much the subtle changes helped transform their Silverdale home. Shaynna and Charlie's updates meant the property could compete against more modern houses in an increasingly competitive real estate market.

The couple was thrilled to receive and accept an offer for $775,000 and their future life in tranquil McMaster's Beach on the Central Coast was finally in sight.
